The neighborhoods along Lake Underhill Road are some of the oldest housing stock in our service area, and that changes everything about how they fail. Between the lake itself and the AdventHealth East Orlando campus, most of the homes went up between the 1960s and the 1980s, concrete block ranches on slabs, low-pitched roofs, terrazzo or tile over slab, and plumbing that is now fifty or sixty years old. Three plumbing realities define water damage restoration in the Lake Underhill area:

Cast-iron drain lines. Homes of this era ran their drains in cast iron, much of it under the slab. After decades, cast iron corrodes from the inside, it flakes, channels, and eventually cracks or collapses. Our infrared cameras and moisture meters locate the moisture footprint so drying and repair can be targeted instead of exploratory.

Galvanized-era components and old valves. Shutoff valves that haven't been turned in thirty years, original supply lines to toilets and sinks, and long-serving water heaters all fail on their own schedule. Flat-roofed additions and 1970s-era rooflines add their own leak paths once the roofing membrane or shingles pass their service life.

Because these homes are largely single-story block construction, water spreads horizontally, across terrazzo, under decades of flooring layers, and into the base of drywall and paneling. Older materials add another consideration: houses of this vintage can contain materials that must be handled carefully during demolition, so we open walls methodically, not recklessly.

When should Lake Underhill residents worry about mold?

Many Lake Underhill-area homes have been renovated in ways their builders never anticipated, enclosed carports, converted Florida rooms, added ductwork. Those transitions between old and new construction are where we most often find hidden moisture and microbial growth.
