Every project is unique and customized to you! This information is meant to help you understand your role in your project, as well as the roles for us, your insurance company, adjusters and your mortgage company. It applies to both remodeling work and repairs in connection with insurance claims. Your participation in making certain decisions about your work will have an impact on your costs and the schedule, but we are here with you each step of the way.

We provide you with a Deposit and Draw Schedule as an attachment to your Construction Work Authorization. Please note that failure to make progress payments may hold up your project.  This includes the payment of the deposit (depending on stat law).

Mortgage Companies

If you have a mortgage on your property, some lenders and insurance companies may issue “multiple party” checks that include you, your mortgage company, and us. This will require you to contact your mortgage company to obtain the necessary approvals to release payments for the work being done on your home.

Taking the time to research and select the materials such as carpet, tile, flooring, etc. as soon as possible can yield significant time savings over the duration of the project as some items may have long lead times.

If your project requires several different activities such as carpet, flooring, drywall, painting, etc., it is important that you look at each phase of the work as it completes to make sure all issues are identified quickly and addressed.

Supplements

An unforeseen issue can sometimes arise after the project is started that will result in additional costs. For example, the discovery of additional damage that could not be seen until demolition was underway. While we try to anticipate some of these kinds of occurrences, we cannot foresee all of them. We will work with your insurance adjuster to see if this can be added as a “supplemental” to your estimate. However, you may be asked to sign a Change Order to cover the additional cost.

Customers sometimes want to change or upgrade the materials used in their project after the initial estimate has been accepted. We will try to work with you to incorporate these changes into your project. However, once we start work on your project we cannot make changes that impact ordered materials or structural changes.

If the cost of your project is estimated at more than $10,000, you may be asked to make interim payments as your project progresses. For insurance related work it is important to maintain close contact with your adjuster and mortgage company, if applicable, to ensure payments are made promptly or work on your project may be delayed or stopped.

Arranging access to your business and communicating scheduling constraints, for both us and tradesmen, is critical to an efficiently run construction project. Coordinating schedules between tradesmen and business owners are the most common reason for project delays.
