SERVPRO of University, SE Orlando: Water, Fire, and Mold Cleanup Along Chickasaw Trail

Drive Chickasaw Trail from Lake Underhill Road down past Valencia College Lane and Curry Ford Road and you are looking at the housing that built out east Orlando between the 1970s and the 1990s: concrete-block, slab-on-grade, single-story homes on quiet subdivision streets, most of them owned by working families and a good number of them owned by the same families who bought them new. SERVPRO of University, SE Orlando runs calls in this corridor constantly, because homes of this age and construction type have a very predictable set of failure points, and because slab-on-grade construction turns small plumbing failures into whole-house problems fast.

What actually goes wrong in a 1980s block home

Three things account for most of the water losses we see near Chickasaw Trail.

First, supply plumbing that has reached the end of its life. Homes built in this era carry copper that has been pinhole-leaking behind walls, and some carry the plastic supply piping common in Florida construction from the late 1970s into the mid 1990s, which is known for failing without warning. A pinhole leak behind a bathroom wall can run for weeks; a failed line under pressure can put an inch of water through the house in an hour.

Second, drains. Plenty of homes on the older end of this corridor still have original cast-iron drain lines in or under the slab. When cast iron rots through, wastewater leaks into the ground under the house or backs up into tubs and showers, a sanitary loss, which is a more serious cleanup category than clean supply water and needs to be treated that way.

Third, the everyday appliance failures that don't care what decade your house was built: water heaters rusting out in the garage, washing machine hoses, and AC condensate lines clogging in July and overflowing the drain pan into the hallway.

How does a water loss unfold in Chickasaw?

There is no crawlspace under these houses to absorb a mistake. Water on a slab spreads laterally until it finds walls, then wicks up into the drywall and base plates and travels under tile and laminate where you cannot see it. A homeowner mopping up visible water often misses two-thirds of the loss. Our crews arrive with truck-mounted extraction to pull water out fast, then use moisture meters and infrared cameras to find everything the eye misses, the wet drywall eighteen inches up, the saturated flooring three rooms away. In Florida's climate, whatever stays wet grows mold, usually within days, so mold remediation in this neighborhood is very often the second chapter of a water loss that was never fully dried. When we do remediate mold, the work area is contained and run under HEPA air scrubbers so the rest of the house stays clean.

Does the insurance process work for a normal family budget?

This is the question underneath most calls we get from the Chickasaw area, even when nobody says it out loud. These are not vacation homes. A serious water or fire loss lands on a family that has a mortgage, a deductible, and no appetite for surprises. Two things help. First, documentation: we photograph, measure, and log moisture readings from the first hour, which is exactly what a claim needs to move. Second, we coordinate directly with insurance adjusters rather than leaving homeowners to relay technical questions back and forth. Our job is to dry and restore the house; part of doing that job well is making sure the file supports the claim. It is also worth knowing that many older cast-iron and aging-pipe failures involve coverage questions that turn on documentation of what failed and how, one more reason the scoping has to be done carefully, not casually.

Fire losses here follow the same age logic: garage fires around water heaters and stored equipment, electrical panels from the original construction era, and kitchen fires. In a block home, fire damage restoration is frequently more about smoke than flame, smoke residue spreads through the AC ductwork to every room, and cleaning it correctly is trained, methodical work. Our technicians are IICRC-certified across water, fire, and mold.

Valencia's east campus and the households around it

Valencia College's east campus sits just off Chickasaw Trail, and its pull shows up in the housing around it: multigenerational households where grandparents, parents, and students share one roof, garage conversions adding a bedroom or a small apartment, and backyard improvements that turn a block home into something bigger than its permit history. Those adaptations change how losses behave. A converted garage often sits an inch or two lower than the main slab, which makes it the first room wet and the last room dry, and additions tied into original plumbing put new demand on lines that were already tired. Our water damage restoration process treats each addition as its own drying zone, mapped with meters rather than assumptions, because the joint between old and new construction is exactly where water and mold hide. For households where three generations depend on the same kitchen, we sequence the work so the family can keep living in the house wherever safety allows.

The corridor's other anchor is routine: these are homes people leave at dawn and return to at dusk, which gives every failure a full workday to run. That is why our line is answered live at every hour, and why the first visit includes full moisture mapping instead of a glance at the visibly wet rooms. It is also why fire damage restoration here leans on contents work, because a block home that has held one family for decades holds that family's history, and pack-out, cleaning, and storage protect it while the structure is restored. From Rio Pinar's golf-course streets to the apartments near the college, water damage restoration on this corridor is local work done by local crews, and it stays that way after the equipment goes home.

SERVPRO of University, SE Orlando is owned by Susan and Vern Boatman, who have operated SERVPRO franchises in Central Florida for more than 15 years, serving the east side neighborhoods from downtown out through the Valencia College area and beyond toward Rio Pinar.

I moved to Orlando recently and bought a house a few months ago. I had a pipe burst in my upstairs bathroom and the water damaged half of my house. I had no idea what to do and my insurance told me to call SERVPRO. SERVPRO came out in the middle of the night and sucked up all the water and stayed throughout the night placing drying equipment. In three days, everything was dry and on the fourth day they started repairing all my drywall and flooring that got damaged. I was able to have my whole house back to normal in a week. I couldn’t believe how quick of a process it was. I am grateful to Rey and Ryan for their help throughout this whole job.
