SERVPRO of Winter Park — Cleanup and Restoration Services in Mills 50
The Mills 50 District sits at the intersection of Mills Avenue and Colonial Drive (Highway 50), one of the most densely commercial corridors in Orlando. The neighborhood's character is built on small businesses: Vietnamese American restaurants and markets that earned the area its Little Saigon designation, independent retail along Virginia Drive and Mills Avenue, art galleries, salons, music venues, and creative studios. The building stock is mostly mid-century commercial construction continuously occupied and renovated for decades, mixed with apartments and small bungalows tucked behind the main corridor near Lake Highland. Murals and street art define the visual character. What makes restoration work in Mills 50 distinct is the commercial density, the small-business ownership pattern, and the way damage in one space frequently affects neighbors sharing walls or HVAC systems.
SERVPRO of Winter Park is the local restoration company providing emergency restoration services across the Mills 50 District, Ivanhoe Village, Colonialtown, Audubon Park, Thornton Park, and Downtown Orlando. We answer calls any hour.
Water Damage Restoration and Emergency Water Removal in Mills 50
Commercial water damage in Mills 50 follows patterns that come with mid-century construction and small-business density. Restaurant kitchens generate the highest call volume by far: dishwasher line failures, ice machine connections that gave out overnight, walk-in cooler condensation gone wrong, and the regular wear from heavy commercial use. Beyond restaurants, the regular causes show up too: burst pipes, ceiling leaks from upstairs tenants in mixed-use buildings, roof leaks during summer thunderstorms, and water heater failures.
Our water damage restoration response prioritizes getting commercial spaces back open fast because every day a business sits closed costs the owner real revenue. Standing water comes out first using truck-mounted extraction. After extraction, our team scans the space with infrared cameras and moisture meters to map where water has spread through wall cavities, shared building infrastructure, and under flooring. Drying equipment then operates around the clock. We coordinate with property owners and neighboring tenants when damage crosses shared walls or affects building-shared systems.
Water category timing matters. A clean supply-line break stays Category 1 only for the first day. After 24 to 48 hours sitting wet, contamination climbs to Category 2, and by 72 hours it has typically deteriorated into Category 3 black water and a substantially bigger scope.
Fire Damage Restoration, Smoke Damage Cleanup, and Soot Removal
Commercial fire damage restoration calls from Mills 50 lean heavily restaurant. Grease fires on commercial cooklines. Electrical fires in older systems with original wiring updated piecemeal. Bar and music venue fires from electrical loads or cooking equipment. The occasional residential fire in the surrounding bungalows and apartments.
Our work pattern stabilizes the property first with board-up if anything is exposed, then handles suppression water before it warps subfloors. Smoke damage cleanup happens next. Some materials come back to usable condition with cleaning. Others have absorbed smoke deep enough that the residue won't come out, and those materials get removed. For mixed-use buildings, smoke contamination frequently spreads to adjacent tenant spaces through shared HVAC, which means deodorization treatment includes the duct work for everyone affected. For deodorization, hydroxyl generators work in spaces where the business is still occupied. Ozone treatment is faster but requires the space to be sealed off.
Mold Remediation, Mold Testing, and Mold Inspection
Mold in Mills 50 shows up where you'd expect given Orlando's humidity. Restaurant kitchens struggle with humidity loads, grease buildup, and the wet conditions that come with daily cleaning. Older commercial spaces have HVAC systems that haven't been updated since installation. Apartments behind the corridor have ventilation issues common to mid-century construction.
Mold remediation has to start with identifying and stopping whatever moisture source is feeding it. Treating the visible mold without addressing the underlying cause means the same problem returns within months. Once the source is dealt with, we set up containment barriers to keep spores from spreading. Porous affected materials like drywall and insulation come out. Remaining surfaces get cleaned and treated with antimicrobials. HEPA filtration runs until clearance testing confirms spore counts have returned to background levels. For commercial spaces with shared HVAC, we coordinate on system-wide treatment when contamination has spread through ductwork.
Hurricane Damage, Storm Damage, and Emergency Board-Up
Florida hurricane season opens June 1 and runs through November. Beyond named storms, Central Florida summer thunderstorms produce enough rainfall to flood lower-lying commercial properties. Storm damage in Mills 50 frequently involves wind damage to older commercial roofing, water intrusion through aging building seals, and tree damage from the mature canopy. Emergency board-up and roof tarping stabilize the property first. When a major event affects multiple properties at once, we draw on the broader resources of the SERVPRO Large Loss Orlando Division.
Sewage Cleanup, Biohazard, and Crime Scene Cleanup
Sewage cleanup in Mills 50 runs through restaurant grease and waste line failures, backups in older buildings with aging cast iron drain lines, and apartment buildings affected through shared plumbing. Sewage backup work runs under separate Category 3 black water protocols, with specialized extraction equipment, full removal of contaminated porous materials rather than cleaning in place, and disinfection before drying. Biohazard and crime scene work follows OSHA bloodborne pathogen procedures, handled discreetly.
Specialty Services and Reconstruction
Mills 50 generates specialty work including HVAC duct cleaning when contamination has spread through shared systems, asbestos coordination on older commercial properties, document restoration for businesses with paper records, and full reconstruction including tenant improvement coordination so spaces can reopen on tight timelines.
Frequently Asked Questions
What does commercial water damage restoration cost in Mills 50? Cost depends on water category, square footage, and whether the space is residential or commercial. Small Category 1 jobs can run a few hundred dollars. Category 3 jobs involving demolition can reach five figures.
Do you handle restoration for restaurants and small businesses? Yes. Commercial work is most of what we do in Mills 50, including restaurants along Mills Avenue and Colonial Drive, retail spaces, salons, music venues, and small offices.
Can you respond to commercial emergencies after hours? Yes. Our phone is staffed any hour, and we frequently handle restaurant and retail emergencies overnight or on weekends.
My neighbor's water damage is affecting my space. What do I do? Document everything with photos and notify your property owner immediately. The source determines insurance responsibility, and shared-wall or shared-HVAC damage requires coordinated restoration.
Can mid-century commercial buildings be restored after major damage? Yes. Older commercial buildings often have asbestos requiring licensed coordination.
Who pays for restoration work? Most jobs run through insurance carriers. Documentation gets handled between our team and adjusters at State Farm, Allstate, Citizens, USAA, Progressive, Farmers, and the rest of the Florida carrier mix.

What our Mills 50 customers are saying
I manage several rental properties in the Winter Park, Maitland and Orlando area and recently had a tenant report a musty smell in one of our units. Called SERVPRO of Winter Park and Ryan came out the next morning to inspect. He found significant mold growth behind the bathroom wall from a slow leak the previous tenant never reported. Within two days they had containment up, the affected drywall and insulation removed, antimicrobial treatment applied, and air scrubbers running. Ryan and his crew were respectful of the tenant's belongings, kept the rest of the unit completely sealed off from the work area, and gave me daily photo updates which I forwarded to the owner. Post-remediation air quality testing came back clean and the unit was ready to turn in just over a week. As a property manager, mold is one of the situations I dread most because of the liability and tenant health concerns, but SERVPRO of Winter Park handled it start to finish without me having to manage every detail. They worked with our insurance carrier on the claim and the documentation was thorough enough that everything got covered. Highly recommend SERVPRO of Winter Park for any property manager dealing with mold remediation in the Orlando area.
This review is to express my sincere gratitude for the exceptional service I received following a flood in that affected my master bathroom and bedroom.
From the moment the team arrived, they were calm, professional, and compassionate. They immediately set up industrial drying equipment and treated all affected areas to prevent mold. I would like to specifically commend the following individuals:
- Ryan, who was very courteous during our initial phone call and visit.
- Mariana (Crew Leader), Magaly, and Abraham, who helped document the damage, handled the demolition, and strategically managed the equipment for three days to ensure the best drying results.
- Rey (Manager), who personally inspected the site to ensure everything was progressing well.
The team was very informative and took outstanding care when moving and protecting my belongings to avoid contamination. While the flood was a difficult experience, the professionalism and kindness shown by the team—especially the incredibly strong and talented women on the crew—provided me with true peace of mind.
I highly recommend your services to anyone facing water, fire, or storm damage. You are a truly skilled and caring restoration company.
SERVPRO Winter Park saved a $500,000+ sale of a house when a pipe leak in a wall needed to be fixed ASAP before closing - SERVPRO was amazing, fast, and clean! They are the only emergency company I would recommend, trust, and call first!
Elias, Matt, Magaly and Mariana, and the entire SERVPRO team were absolutely wonderful to work with! We had two different major plumbing leaks in the span of about a week that caused water damage in a bedroom and bathroom. They made the whole process easy and we are so thankful for the work they did! Thank you!
We contacted SERVPRO for water mitigation services after water poured from our air vents as a result of flooding in the condo unit above ours and the service was phenomenal. Rey, Mariana, Kelvi, and Smith made sure that every area in our condo was dried promptly, talked to our insurance adjuster to make sure everyone was on the same page, and came back less than a week after to repair our drywall. They are friendly, professional, and cost effective. I felt like they truly cared about our home. We will definitely call SERVPRO again if we have another emergency.
I was flooded by Helene on Thursday night. On Friday morning, Rei was at my house to assess the damages. On Saturday morning Rei, Ernesto, Kelvi, Yosvani, and Jorge were at my house and began the cleanup process. I could not be more thrilled with the team and the work they did. Rei went on to help my neighbors and Ernesto, Kelvi, Yosvani, and Jorge spent the next 2.5 days at my house. They were so kind, polite, funny, and respectful, and their work was top notch. They were a very big part of making a terrible situation seem manageable. Even after they had finished and I realized one of my drains was leaking, Ernesto returned to put a cap on it to stop the leak. My recommendation for this team and their work goes well beyond five stars. These guys won my heart and you would be fortunate to have them as your SERVPRO team!!!
UPDATE: Its now two months later and I've had several contractors, vendors, etc. in the house to help me put it back together. To a person, they have all commented on the excellent work (clean lines and cuts, etc.), and the lack of any sort of post-storm odor. Thanks to the wonderful remediation job done by this team, my house is well on its way to getting back to its pre-Helene condition!
My car windows were left open and rain got into my interior. A few weeks later I had mold. Dee worked with my insurance and explained to me that I needed to have the affected interior completely removed and treated to stop the mold from coming back. She also let me know that I would have to get new interior parts put in at a shop. Insurance footed the bill but I am extremely grateful that I was aware of everything that was happening beforehand. It really made everything go a lot smoother.
Amazingly friendly people, knowledgeable, and they were happy to be there for me for whatever I needed.
My family's home was showing signs of water damage in the ceiling and the walls. We weren't sure what to do so we called SERVPRO. Their office manager, Dee, answered the phone and explained the whole process of what we could expect. They sent Donny over to assess the damage and he gave us references for several mold assessors (something we learned from this experience is that in FL, legally the mold assessor cannot be the mold remediator). We worked with the mold assessor to determine if there was a problem and then when we got the lab results back, we had SERVPRO come out and remove the mold in the affected bedrooms. This whole process was expensive and it did take several weeks. But SERVPRO worked with our insurance through everything, which was a huge relief to us and they coordinated building all the rooms back. We appreciated that they were upfront with us about how long, expensive, and arduous the process would be. We felt like they had our best interest at heart, and they spent a significant amount of time answering our questions and educating us on mold.
