SERVPRO of Winter Park — Cleanup and Restoration Services in Lake Formosa

Lake Formosa sits at the center of one of Orlando's most distinctive districts, where the residential streets meet Loch Haven Park, the Orlando Museum of Art, the Orlando Science Center, the Orlando Shakespeare Theater, and the AdventHealth Orlando medical campus. The neighborhoods that ring the lake, including Ivanhoe Village, Mills 50, Audubon Park, and Colonialtown, create a dense mix of historic bungalows, mid-rise apartments, restaurants and bars along Mills Avenue, retail across the Mills 50 corridor, professional offices, and cultural and medical institutions. The restoration work here reflects that mix.

SERVPRO of Winter Park is the local restoration company providing emergency restoration services across the Lake Formosa area, Ivanhoe Village, Mills 50, Thornton Park, Audubon Park, Colonialtown, and Downtown Orlando. Our phones are staffed any hour.

Water Damage Restoration and Emergency Water Removal in Lake Formosa

Water damage in the Lake Formosa area shows up across the full range of property types. Historic bungalows around the lake have aging plumbing patterns including burst pipes in original copper supply lines, cast iron drain failures, ceiling leaks, and roof leaks during summer thunderstorms. The newer mid-rise apartments and condos around Ivanhoe Village deal with stacked-unit water issues where one tenant's failure floods units below. Restaurants along the Mills 50 corridor frequently have commercial kitchen water damage from dishwasher lines, ice machines, and the regular wear from high-volume operations.

Our water damage restoration response prioritizes getting water out fast. Standing water gets pulled with truck-mounted extraction. After that, our team works through the structure with infrared cameras and moisture meters to find where water has traveled through walls, under flooring, and into spaces not visible from a walk-through. For commercial properties, we coordinate around business hours when possible. For historic homes near the lake, we adapt the drying approach to original substrates that warrant aggressive drying rather than quick demolition.

Water category timing matters. A clean supply-line break stays Category 1 only for the first day. After 24 to 48 hours sitting wet, it climbs to Category 2. By 72 hours, it has typically deteriorated into Category 3 black water and a substantially larger scope.

Fire Damage Restoration, Smoke Damage Cleanup, and Soot Removal

Fire damage restoration calls from the Lake Formosa area lean heavily commercial. Restaurant kitchen fires along Mills 50 and Ivanhoe Village happen often enough that we know the buildings. Electrical fires in older converted properties along Mills Avenue. The occasional residential kitchen fire in the historic bungalows and bar fires that affect surrounding tenants in mixed-use buildings.

Our work pattern stabilizes the property first with board-up if anything is exposed, then handles suppression water before it warps subfloors. Smoke damage cleanup follows. Some materials come back with cleaning. Others have absorbed smoke residue deep enough that they have to be removed. For mixed-use buildings, smoke contamination frequently spreads to adjacent units through shared HVAC, which means deodorization includes the duct work. Hydroxyl generators work in spaces still occupied. Ozone treatment is faster but requires the space to be sealed off.

Mold Remediation, Mold Testing, and Mold Inspection

Mold in the Lake Formosa area shows up where you'd expect given Orlando's humidity and the age of the housing stock. Older bungalows have crawlspace foundations that hold moisture year-round. Renovated apartments sometimes have hidden moisture issues from past leaks. Restaurants struggle with humidity loads and grease buildup that complicates mold work in commercial kitchens.

Mold remediation has to start with identifying and stopping the moisture source. Removing the visible mold without addressing the cause means the same problem returns within months. Once the source is dealt with, we set up containment barriers to keep spores from spreading. Affected drywall and insulation come out as contaminated waste. Remaining surfaces get cleaned and treated with antimicrobials. HEPA filtration runs until clearance testing confirms spore counts have returned to background levels. For commercial properties near AdventHealth Orlando, we coordinate with facility managers on protocols requiring additional documentation.

Hurricane Damage, Storm Damage, and Emergency Board-Up

Florida hurricane season opens June 1 and runs through November. Outside named storms, Central Florida summer thunderstorms produce enough rainfall to find aging window seals. Storm damage in the Lake Formosa area frequently involves the mature tree canopy and wind-driven rain. Properties along Lake Formosa and Lake Ivanhoe sometimes deal with lake-driven flooding during named storms. Emergency board-up and roof tarping stabilize the property first. When a major storm affects multiple properties at once, we draw on the broader resources of the SERVPRO Large Loss Orlando Division.

Sewage Cleanup, Biohazard, and Crime Scene Cleanup

Sewage cleanup runs through urban scenarios including backups in older homes with aging cast iron drain lines, restaurant grease and waste line failures along Mills 50, and apartment buildings affected through shared plumbing. Sewage backup work runs under separate Category 3 black water protocols, with specialized extraction, full removal of contaminated porous materials, and disinfection before drying. Biohazard and crime scene work follows OSHA bloodborne pathogen procedures, handled discreetly.

Specialty Services and Reconstruction

The cultural district around Lake Formosa creates specialty work beyond standard restoration. Document and art restoration through freeze-drying. Asbestos coordination on properties built before the late 1970s. Specialty cleaning for venues that need to reopen on tight schedules. Full reconstruction takes properties from demolition back to operational.

What our Lake Formosa customers are saying

I manage several rental properties in the Winter Park, Maitland and Orlando area and recently had a tenant report a musty smell in one of our units. Called SERVPRO of Winter Park and Ryan came out the next morning to inspect. He found significant mold growth behind the bathroom wall from a slow leak the previous tenant never reported. Within two days they had containment up, the affected drywall and insulation removed, antimicrobial treatment applied, and air scrubbers running. Ryan and his crew were respectful of the tenant's belongings, kept the rest of the unit completely sealed off from the work area, and gave me daily photo updates which I forwarded to the owner. Post-remediation air quality testing came back clean and the unit was ready to turn in just over a week. As a property manager, mold is one of the situations I dread most because of the liability and tenant health concerns, but SERVPRO of Winter Park handled it start to finish without me having to manage every detail. They worked with our insurance carrier on the claim and the documentation was thorough enough that everything got covered. Highly recommend SERVPRO of Winter Park for any property manager dealing with mold remediation in the Orlando area.

This review is to express my sincere gratitude for the exceptional service I received following a flood in that affected my master bathroom and bedroom.

From the moment the team arrived, they were calm, professional, and compassionate. They immediately set up industrial drying equipment and treated all affected areas to prevent mold. I would like to specifically commend the following individuals:

- Ryan, who was very courteous during our initial phone call and visit.
- Mariana (Crew Leader), Magaly, and Abraham, who helped document the damage, handled the demolition, and strategically managed the equipment for three days to ensure the best drying results.
- Rey (Manager), who personally inspected the site to ensure everything was progressing well.

The team was very informative and took outstanding care when moving and protecting my belongings to avoid contamination. While the flood was a difficult experience, the professionalism and kindness shown by the team—especially the incredibly strong and talented women on the crew—provided me with true peace of mind.

I highly recommend your services to anyone facing water, fire, or storm damage. You are a truly skilled and caring restoration company.

Elias, Matt, Magaly and Mariana, and the entire SERVPRO team were absolutely wonderful to work with! We had two different major plumbing leaks in the span of about a week that caused water damage in a bedroom and bathroom. They made the whole process easy and we are so thankful for the work they did! Thank you!

We contacted SERVPRO for water mitigation services after water poured from our air vents as a result of flooding in the condo unit above ours and the service was phenomenal. Rey, Mariana, Kelvi, and Smith made sure that every area in our condo was dried promptly, talked to our insurance adjuster to make sure everyone was on the same page, and came back less than a week after to repair our drywall. They are friendly, professional, and cost effective. I felt like they truly cared about our home. We will definitely call SERVPRO again if we have another emergency.

I was flooded by Helene on Thursday night. On Friday morning, Rei was at my house to assess the damages. On Saturday morning Rei, Ernesto, Kelvi, Yosvani, and Jorge were at my house and began the cleanup process. I could not be more thrilled with the team and the work they did. Rei went on to help my neighbors and Ernesto, Kelvi, Yosvani, and Jorge spent the next 2.5 days at my house. They were so kind, polite, funny, and respectful, and their work was top notch. They were a very big part of making a terrible situation seem manageable. Even after they had finished and I realized one of my drains was leaking, Ernesto returned to put a cap on it to stop the leak. My recommendation for this team and their work goes well beyond five stars. These guys won my heart and you would be fortunate to have them as your SERVPRO team!!!

UPDATE: Its now two months later and I've had several contractors, vendors, etc. in the house to help me put it back together. To a person, they have all commented on the excellent work (clean lines and cuts, etc.), and the lack of any sort of post-storm odor. Thanks to the wonderful remediation job done by this team, my house is well on its way to getting back to its pre-Helene condition!

My car windows were left open and rain got into my interior. A few weeks later I had mold. Dee worked with my insurance and explained to me that I needed to have the affected interior completely removed and treated to stop the mold from coming back. She also let me know that I would have to get new interior parts put in at a shop. Insurance footed the bill but I am extremely grateful that I was aware of everything that was happening beforehand. It really made everything go a lot smoother.

My family's home was showing signs of water damage in the ceiling and the walls. We weren't sure what to do so we called SERVPRO. Their office manager, Dee, answered the phone and explained the whole process of what we could expect. They sent Donny over to assess the damage and he gave us references for several mold assessors (something we learned from this experience is that in FL, legally the mold assessor cannot be the mold remediator). We worked with the mold assessor to determine if there was a problem and then when we got the lab results back, we had SERVPRO come out and remove the mold in the affected bedrooms. This whole process was expensive and it did take several weeks. But SERVPRO worked with our insurance through everything, which was a huge relief to us and they coordinated building all the rooms back. We appreciated that they were upfront with us about how long, expensive, and arduous the process would be. We felt like they had our best interest at heart, and they spent a significant amount of time answering our questions and educating us on mold.
