SERVPRO of Winter Park — Cleanup and Restoration Services in Hannibal Square
Hannibal Square is one of the oldest neighborhoods in Winter Park and one of the most historically significant. The community traces back to the 1880s as the original African American settlement of Winter Park, and that history is still visible in the architecture and the institutions that anchor the area today. The Hannibal Square Heritage Center on West New England Avenue preserves that legacy, and the public square remains the social heart of the neighborhood. The commercial corridor along New England Avenue and West Park Avenue blends restaurants, boutiques, and small businesses into one of the most walkable mixed-use districts in Central Florida. Just east sits Park Avenue and Rollins College. The residential mix runs from historic homes pushing 100 years old to recently renovated properties. What ties them together is they're old buildings, built differently than modern construction, requiring restoration work that respects how they were put together.
SERVPRO of Winter Park is the local restoration company providing emergency restoration services across Hannibal Square, the broader Winter Park area, Maitland, College Park, and Baldwin Park. Our phone is answered any hour of the day or night.
Water Damage Restoration and Emergency Water Removal in Hannibal Square
Water damage in Hannibal Square homes presents a different challenge than newer construction. Many were built before modern plumbing standards, and renovations done in the 1950s and 1960s used materials that don't behave the way modern systems do. Burst pipes in original plumbing, cast iron drain lines decades into service, and roof leaks through aging roof systems show up regularly. Original hardwood floors can be saved with fast drying but are often lost if response is delayed. Lath-and-plaster walls hold and release moisture differently than drywall, which changes the entire drying approach.
Our water damage restoration response starts with assessing what's salvageable before deciding what comes out. Heart pine flooring, century-old plaster, and period millwork warrant aggressive drying rather than quick demolition. To trace where water has migrated, our crews scan with thermal cameras and take moisture readings rather than cutting first. Standing water comes out with truck-mounted extraction. Drying equipment stays in place longer than typical for newer homes, because old plaster and historic substrates release moisture on their own schedule.
Water category timing matters in older homes. A clean supply-line break stays Category 1 only for the first day. After 24 to 48 hours sitting wet, contamination climbs to Category 2, and by 72 hours it has typically deteriorated into Category 3 black water territory.
Fire Damage Restoration, Smoke Damage Cleanup, and Soot Removal
Fire damage restoration calls from Hannibal Square involve the usual causes plus some specific to older homes, including original electrical systems updated piecemeal, active fireplaces, and the occasional restaurant fire along New England Avenue or West Park Avenue that affects adjacent retail.
Smoke moves through historic structures differently than modern construction. Plaster walls absorb smoke residue differently than drywall, and soot infiltrates wall cavities through gaps around original electrical boxes and behind century-old baseboards. Period wood paneling, original built-ins, and historic millwork can often be saved with careful smoke damage cleanup but are often discarded by less experienced crews. For occupied homes where the family is staying through the process, hydroxyl generators are the right call because they're safe to run around people. Ozone treatment is faster but requires the home to be vacated and sealed off.
Mold Remediation, Mold Testing, and Mold Inspection
Mold in historic Hannibal Square homes is common because conditions favor it. Original wood frame construction without modern moisture barriers, crawlspace foundations that hold humidity, and roof systems patched multiple times over decades create hidden leak paths.
Mold remediation work has to begin with finding the moisture source. Removing visible mold without addressing what caused it just sets up the same job in another six months. Once the source is stopped, we isolate the affected area with containment barriers to protect heritage materials in adjacent rooms. Affected drywall and non-historic substrates come out as contaminated waste. Heritage materials get evaluated individually for whether they can be saved with antimicrobial treatment. HEPA filtration runs until clearance testing confirms spore counts have returned to acceptable background levels.
Storm Damage, Hurricane Response, and Emergency Board-Up
Hurricane season in Florida starts June 1 and runs through November 30. Outside of named storms, Central Florida summer thunderstorms regularly produce two inches of rain in an hour. Storm damage in Hannibal Square frequently involves the mature tree canopy. Large oaks come down in hurricane-force winds, often onto aging roofs. Emergency board-up and roof tarping stabilize the property first. When a major storm event hits the region, we draw on the broader resources of the SERVPRO Large Loss Orlando Division to bring in additional crews and equipment.
Sewage Cleanup, Biohazard, and Crime Scene Cleanup
Sewage backups in older Hannibal Square homes often come through aging cast iron drain systems that crack before fully failing. Sewage backup work runs under separate Category 3 black water protocols. Specialized extraction equipment handles the contaminated material, all affected porous materials get fully removed rather than cleaned in place, and the structure gets disinfected before drying begins. Biohazard and crime scene cleanup follows OSHA bloodborne pathogen procedures, handled discreetly.
Specialty Services and Reconstruction
Older homes generate work the average restoration company doesn't see often. Asbestos coordination on historic flooring. Lead paint considerations on pre-1978 surfaces. Document restoration through freeze-drying when family heirloom records get wet. Full reconstruction with attention to historic accuracy.
Frequently Asked Questions
What does water damage restoration cost in Hannibal Square? Cost depends on water category, square footage, and whether the home has historic substrates. Small Category 1 jobs can run a few hundred dollars. Category 3 jobs involving demolition can reach five figures.
Can original hardwood floors be saved after water damage? Often yes, if drying starts fast enough. Original heart pine and old-growth hardwoods can usually be saved with same-day response. Floors that sit wet for days typically need replacement.
How is restoration different in a historic home versus a newer home? Historic homes use materials like lath-and-plaster, original hardwoods, and period millwork that respond differently to water and smoke. They frequently contain asbestos and lead paint requiring specialized handling.
Should I worry about asbestos or lead paint during restoration? Yes, both. Materials installed before the late 1970s frequently contain asbestos or lead. We coordinate with licensed abatement specialists when those materials need disturbing.
Who pays for restoration work? Most jobs run through insurance carriers. Paperwork gets handled between our team and adjusters at State Farm, Allstate, Citizens, USAA, Progressive, Farmers, and the rest of the Florida carrier mix.

What our Hannibal Square customers are saying
I manage several rental properties in the Winter Park, Maitland and Orlando area and recently had a tenant report a musty smell in one of our units. Called SERVPRO of Winter Park and Ryan came out the next morning to inspect. He found significant mold growth behind the bathroom wall from a slow leak the previous tenant never reported. Within two days they had containment up, the affected drywall and insulation removed, antimicrobial treatment applied, and air scrubbers running. Ryan and his crew were respectful of the tenant's belongings, kept the rest of the unit completely sealed off from the work area, and gave me daily photo updates which I forwarded to the owner. Post-remediation air quality testing came back clean and the unit was ready to turn in just over a week. As a property manager, mold is one of the situations I dread most because of the liability and tenant health concerns, but SERVPRO of Winter Park handled it start to finish without me having to manage every detail. They worked with our insurance carrier on the claim and the documentation was thorough enough that everything got covered. Highly recommend SERVPRO of Winter Park for any property manager dealing with mold remediation in the Orlando area.
This review is to express my sincere gratitude for the exceptional service I received following a flood in that affected my master bathroom and bedroom.
From the moment the team arrived, they were calm, professional, and compassionate. They immediately set up industrial drying equipment and treated all affected areas to prevent mold. I would like to specifically commend the following individuals:
- Ryan, who was very courteous during our initial phone call and visit.
- Mariana (Crew Leader), Magaly, and Abraham, who helped document the damage, handled the demolition, and strategically managed the equipment for three days to ensure the best drying results.
- Rey (Manager), who personally inspected the site to ensure everything was progressing well.
The team was very informative and took outstanding care when moving and protecting my belongings to avoid contamination. While the flood was a difficult experience, the professionalism and kindness shown by the team—especially the incredibly strong and talented women on the crew—provided me with true peace of mind.
I highly recommend your services to anyone facing water, fire, or storm damage. You are a truly skilled and caring restoration company.
SERVPRO Winter Park saved a $500,000+ sale of a house when a pipe leak in a wall needed to be fixed ASAP before closing - SERVPRO was amazing, fast, and clean! They are the only emergency company I would recommend, trust, and call first!
Elias, Matt, Magaly and Mariana, and the entire SERVPRO team were absolutely wonderful to work with! We had two different major plumbing leaks in the span of about a week that caused water damage in a bedroom and bathroom. They made the whole process easy and we are so thankful for the work they did! Thank you!
We contacted SERVPRO for water mitigation services after water poured from our air vents as a result of flooding in the condo unit above ours and the service was phenomenal. Rey, Mariana, Kelvi, and Smith made sure that every area in our condo was dried promptly, talked to our insurance adjuster to make sure everyone was on the same page, and came back less than a week after to repair our drywall. They are friendly, professional, and cost effective. I felt like they truly cared about our home. We will definitely call SERVPRO again if we have another emergency.
I was flooded by Helene on Thursday night. On Friday morning, Rei was at my house to assess the damages. On Saturday morning Rei, Ernesto, Kelvi, Yosvani, and Jorge were at my house and began the cleanup process. I could not be more thrilled with the team and the work they did. Rei went on to help my neighbors and Ernesto, Kelvi, Yosvani, and Jorge spent the next 2.5 days at my house. They were so kind, polite, funny, and respectful, and their work was top notch. They were a very big part of making a terrible situation seem manageable. Even after they had finished and I realized one of my drains was leaking, Ernesto returned to put a cap on it to stop the leak. My recommendation for this team and their work goes well beyond five stars. These guys won my heart and you would be fortunate to have them as your SERVPRO team!!!
UPDATE: Its now two months later and I've had several contractors, vendors, etc. in the house to help me put it back together. To a person, they have all commented on the excellent work (clean lines and cuts, etc.), and the lack of any sort of post-storm odor. Thanks to the wonderful remediation job done by this team, my house is well on its way to getting back to its pre-Helene condition!
My car windows were left open and rain got into my interior. A few weeks later I had mold. Dee worked with my insurance and explained to me that I needed to have the affected interior completely removed and treated to stop the mold from coming back. She also let me know that I would have to get new interior parts put in at a shop. Insurance footed the bill but I am extremely grateful that I was aware of everything that was happening beforehand. It really made everything go a lot smoother.
Amazingly friendly people, knowledgeable, and they were happy to be there for me for whatever I needed.
My family's home was showing signs of water damage in the ceiling and the walls. We weren't sure what to do so we called SERVPRO. Their office manager, Dee, answered the phone and explained the whole process of what we could expect. They sent Donny over to assess the damage and he gave us references for several mold assessors (something we learned from this experience is that in FL, legally the mold assessor cannot be the mold remediator). We worked with the mold assessor to determine if there was a problem and then when we got the lab results back, we had SERVPRO come out and remove the mold in the affected bedrooms. This whole process was expensive and it did take several weeks. But SERVPRO worked with our insurance through everything, which was a huge relief to us and they coordinated building all the rooms back. We appreciated that they were upfront with us about how long, expensive, and arduous the process would be. We felt like they had our best interest at heart, and they spent a significant amount of time answering our questions and educating us on mold.
