SERVPRO of Lake Nona: Cleanup and Restoration Services in Boggy Creek, Orlando

Boggy Creek got its name honestly. The area between the south side of Orlando International Airport and the Osceola County line sits along the Boggy Creek floodplain, and the creek itself carries stormwater south out of the neighborhood toward East Lake Tohopekaliga and the Kissimmee chain below it. When a summer storm parks over the airport and drops several inches in an afternoon, that water has to move through Boggy Creek to get anywhere. Yards along the low spots hold water for days. Streets pond at the intersections. And some of that water finds its way into garages and ground-floor rooms.

The housing here reflects a couple of different eras. There are older homes along Boggy Creek Road and the side streets off it that have been through decades of Florida summers, and then there are the newer subdivisions that filled in as Lake Nona and Meadow Woods grew on either side, with Taft up toward the airport and Southport down toward the county line. The older homes tend to have the plumbing problems you would expect at their age. The newer ones were built with better drainage plans, but a retention pond only helps until the rain outruns it.

What happens when a hurricane crosses Boggy Creek?

Ground-floor water intrusion is the signature Boggy Creek call. Water pushes in under a garage door, wicks through a slab-level wall, or backs up through a low patio door during a hard rain. Even an inch of exterior water across a garage and into the adjacent bedroom is enough to soak baseboards, wick up drywall, and saturate carpet pad. Our crews extract the standing water with truck-mounted equipment, then use moisture meters and infrared cameras to map how far it traveled inside the walls, because water that entered at the slab almost never stops at the visible line.

One thing worth knowing before you ever need it: standard homeowner policies generally exclude rising water that enters from outside. That kind of loss is typically covered by an NFIP or private flood policy, not the homeowner policy. It matters in Boggy Creek more than in most Orlando neighborhoods, and it changes how the claim gets filed. We document either type of loss thoroughly, with photos, moisture readings, and drying logs, and we coordinate with the adjuster whichever policy applies.

Water damage restoration inside the house

Not every water loss here comes from the sky. We handle the same interior failures in Boggy Creek that we see everywhere in southeast Orlando: supply lines that let go behind a toilet, water heaters that rust out in the garage, and AC condensate lines that clog in July and overflow into a hallway ceiling. Water damage restoration for these losses follows the same discipline as a flood job: extract, measure, open up what is wet, and dry it with monitored equipment until the numbers say it is done, not until it looks dry.

Fire damage restoration in Boggy Creek

Fire losses are less frequent but harder on a household. Most of what we see starts in the kitchen or with an electrical fault, and the smoke usually does more widespread damage than the flames. Smoke residue travels through the return side of the AC system and settles in rooms the fire never touched. Fire damage restoration here means securing the structure, cleaning soot from surfaces and contents, addressing the odor at its source, and handling the water the fire department left behind, often the largest wet-materials problem in the whole loss.

Mold follows the water table

With ground this wet, mold pressure in Boggy Creek is constant. A garage that flooded in June and got toweled out instead of professionally dried will often show growth on the drywall by August. When we find mold, our mold remediation crews set up containment so spores do not spread to the rest of the house, run HEPA air scrubbers, remove what cannot be cleaned, and dry the area so the growth does not return. The mold is a symptom. The moisture is the problem.

Storm capacity

When a named storm crosses Central Florida, Boggy Creek tends to be among the harder-hit areas simply because of elevation. Through SERVPRO's Large Loss Division, we can bring in additional crews and equipment beyond our own when a storm produces more work than any single operation could absorb, which means neighborhoods like this one do not have to wait at the back of a line.

SERVPRO of Lake Nona is owned by Susan and Vern Boatman, who have owned SERVPRO franchises in Central Florida for more than fifteen years. Our IICRC-certified crews work Boggy Creek, Meadow Woods, Taft, Southport, and the Lake Nona villages regularly and know what this ground does when it rains.

If you have water on the floor or smoke in the air, call SERVPRO of Lake Nona. Our phones are answered 24 hours a day, 7 days a week, because water at 2 a.m. cannot wait for business hours.

Questions Boggy Creek Homeowners Ask Us

How do I know whether my loss is a flood claim or a homeowner claim?

By where the water came from. Water that rose from outside at ground level is generally the territory of a flood policy; water from a pipe, appliance, or roof opening is generally the homeowner policy. We do not decide coverage, but our documentation of the entry path, photos, water lines, moisture maps, is what lets the right policy respond cleanly.

Can I do anything before the next hard rain?

More than most people think: clear the yard drains and swale before storm season, check the garage door seal, keep valuables off the garage floor if your lot sits low, and ask your agent about flood coverage, it typically has a waiting period, so it only protects the storms you buy it before.

The garage flooded and I shop-vacced it. Am I done?

Probably not. Water that stood against drywall wicks upward inside the wall, and in this climate the growth shows up weeks later. A quick moisture-meter check now costs far less than the mold remediation later.

Storm Season on Low Ground

When a named storm stalls over Central Florida, Boggy Creek fills before most of Orlando notices rain, the creek is doing its job, and the neighborhood feels it. Those are the weeks our membership in the SERVPRO Large Loss Division earns its keep, bringing extra crews and drying equipment into the area so the streets that flood first are not the streets served last. Keep our number where you can find it wet: the phone is answered every hour of every day.
